Spring Maintenance Checklist for Property Managers

When you’re the property manager for a residential housing complex, you’ll always have something on the go. But after another harsh Canadian winter, you can bet that your to-do list will be longer. Whether you’re responsible for all maintenance related to the complex or you only handle certain things, it’s important to have a good idea of what needs to be done. Here’s a checklist of things to do this spring – whether you and your team will be taking everything on or your tenants will be doing certain things on their own.

Gutter & Downspouts

Over the long winter months, gutters and downspouts will collect pine needles, leaves, debris, and other things that can make for a major mess. It won’t be so bad if you or your tenants tended to the gutters and downspouts in the fall, but there’ll still be some maintenance to do regardless. Here’s a step-by-step list of what to do:

  • Inspect gutter and downspouts to look for possible damage;

Windows & Doors

It’s also a good idea to inspect windows and doors. It might be as simple of replacing cracked caulking with fresh caulking. But what about any possible damage to the windows or the frames? If they are already old and worn, fixing them might not be a sustainable option since that will only be like patching up the problem. The issues will simply re-emerge — perhaps worse the next time — down the road. You might have to explore replacing some windows during the spring maintenance period.

Roof

It’s also important to inspect the roofs for possible damage. The snow and ice can cause problems – and they can cover up problems. When the snow and ice are gone and when the conditions are ideal, it’s a good idea to inspect the roof for signs of damage. Perhaps some of the shingles have come undone. In such a case, they can be put back in place or replaced. You don’t want to let such problems left unattended to for too long. It can make for costly repairs later.

Service HVAC Unit

Furnaces get a workout during the winter, and air conditioners will get a workout during the summer. Proper maintenance is critical if your tenants are to enjoy uninterrupted use of their HVAC units. Ensure that these things are done – or remind tenants if such tasks are their responsibility.
